Chamkarmon: Most Popular District for Condo Project
Situated in the southernmost district in central Phnom Penh, Chamkarmon has an area of 6.9 km² with a population of more than 70,000 or 15,000 households.The district is formally subdivided into 12 Sangkat but in January 2019, seven Sangkats from the district have been moved to create a new Khan known as Khan Boeng Keng Kang.
Chamkarmon is considered the safest place to live in the heart of Phnom Penh with relatively higher condo supply. As of H2 2020, Chamkarmon controls the most condominium stock of 32 percent, followed by Sen Sok 13% and 7 Makara 11%, according to Knight Frank report H2 2020.
The report said by H2 2020 the total condo supply in Phnom Penh stood at more than 24,000 units across 83 projects. In the next three years, Knight Frank projected an increase of 53,000 units, bringing the cumulative supply to 77,000 units by 2023. Chamkarmon has the highest concentrated condos (32%), being the most popular residential area of Phnom Penh.
Within the entire future supply including both the newly launched and on-going projects, Chamkarmon is forecasted to have the biggest market share of 20% post 2023, followed by Sen Sok 18% and Chroy Changvar 14%.
In addition, Chamkarmon has a lot of hotels, retails, restaurants, cafes, bars and markets to offer conveniences to residents living there, especially expats. Aeon Mall I, Naga World, Tuol Tompoung market (Russian market), and Tuol Sleng Genocide Museum are top places to go in the district.
Aeon mall I is Japanese biggest mega mall which opened in Tonle Bassac commune, Chamkarmon district in 2014, bringing many regional and international brands and retail outlets to Cambodia while Tuol Tompoung market is among the most popular one for tourists and expats who enjoy buying souvenirs, clothes, electronics and many other things.
Currently, average Land value in Chamkarmon is estimated at $3,000 for residential area and $5,000 dollars for commercial area. Due to high land price in Chamkarmon, some developers have shifted a number of condo projects to the suburbs such as Sen Sok and Chroy Changvar districts with cheaper land price. Even so, Chamkarmon is still the most favorite location for developers.
In an interview with the Phnom Penh Post, Bun Sopheak, deputy governor of Khan Chamkarmon, said most of the investment in the area came from China and Korea and they were particularly interested in backing residential projects. Due to the foreign investment, real estate prices in the area have risen to a high of about $4,000 per square metre over the past 10 years.
“I think it is good to have a lot of investors in this area because it is possible for some people living in the area to have the opportunity to sell their real estate at a high price and be able to continue their business,” he added.
