Even After 25% Discount, .5M SoHo Penthouse Is the Week’s Most Expensive New Listing

This $48.5 million, three-story penthouse in Manhattan’s SoHo neighborhood is once again the most expensive listing of the week on realtor.com®.

A little over a year ago, the 8,000-square-foot, four-bedroom, seven-bath condo at 421 Broome Street, complete with private elevator, 4,000 square feet of terraces, and a hot tub, was introduced with a significantly higher asking price of $65 million. 

The price was reduced to $59.5 million in November 2018, and then $52.75 million in March 2019. The home reappeared this week with a new broker and a new price tag.

The historic building, which dates to 1873, had many identities before becoming a residential property. It was previously a typewriter factory, a dust removal company, and an art gallery.

Located in the SoHo-Cast Iron Historic District Extension, the building comes with a bit of infamy. Heath Ledger reportedly rented one of the lofts and was found dead in his bedroom of an accidental overdose in 2008.

The building was converted into condos in 2010, and in April 2011 David Matlin, a distressed asset investor, and his wife, Lisa Matlin, purchased the multilevel penthouse for $17.8 million, according to the New York Times. The couple then embarked on a four-year, gut renovation of the unit.

After completing the updates, the couple decided the three-story aerie was too big for their needs, and placed it on the market. Even with a sizable 25% discount off the initial asking price, the home oozes luxury.

Designed by AML Architecture/Roman and Williams, the home features custom-fabricated steel doors, skylights, and windows in every room.  

The home is accessed by a private elevator on the fifth floor, which houses an extra-wide entrance gallery leading to the great room. With six arched windows, a 15-foot ceiling, two skylights, and two wood-burning fireplaces, the eating and dining space is gorgeously illuminated. 

The kitchen comes with a barrel-vaulted brick ceiling, granite counters, and a wood-burning fireplace. The area also includes two butler pantries and wine rooms.

Another thoughtful detail for the sprawling spread: All three levels are connected by a dumbwaiter, so food and other provisions can be easily transported.

Up a bronze and black marble staircase, you’ll find the spectacular master suite. The space includes two baths, walk-in dressing rooms, a coffee bar, custom closets, another wood-burning fireplace, and dual terraces. 

On the top floor is an entertaining mecca. Terraces paved in gray granite allow easy indoor-outdoor living. The space includes yet another fireplace, TV alcove, and six sets of French doors. Also on this level are a screening room, fitness room, second kitchen, and dining room. 

Three more landscaped terraces come with gas lanterns, a heated spa, fountain, and dining space. 

The new owner will also enjoy the perks of a boutique building with just four units and 24/7 door attendants. There’s exclusive access to a rear yard, two parking spaces, and 700 square feet of cedar storage rooms.
