Florida Corners the Market on This Week’s Most Expensive New Listings

Almost all of the action at the tippy-top of the luxury market this week comes out of the Sunshine State. Four of the five most expensive new listings on realtor.com® are within a few miles of each other in South Florida. Go figure!

Three of the homes are clustered along a barrier island in the posh Palm Beach area. Cara Ameer, broker associate with Coldwell Banker Vanguard in Ponte Vedra Beach, FL, says that while there’s been a slowdown in the luxury market in certain areas of the country, South Florida hasn’t yet felt the crunch.

“Palm Beach and Miami are still meccas for high net worth individuals and celebrities who want to settle in Florida as a primary residence for tax purposes,” says Ameer.

But this week is a fluke, because while we’re accustomed to seeing Palm Beach score high in our weekly look at the priciest properties, there are no extenuating circumstances that would explain the rash of multimillion dollar offerings in South Florida. It’s simply a mix of location, location, and happenstance. And location.

Ameer said sales of these luxe listings will take time, but that isn’t unique to Florida.

“Sellers likely recognize that they want to get ahead of the process as much as possible in anticipation of perhaps downsizing or simplifying their life,” says Ameer.

As for us, we’d love to deal with adding a little complexity to our life in any of these five sunny spots…

1. 1565 N Ocean Way, Palm Beach, FL

Price: $32,000,000 ($3,295 per square foot)
The luxe factor: Purchased by billionaire George Lindemann in 2008 for $23.5 million, this prime piece of property on the Atlantic was revamped by architect Peter Marino. According to “The Real Deal,” Lindemann took out a $19 million loan on the luxurious oceanfront home just two weeks ago.

2. (tie) 16757 Old Guejito Grade Rd, Escondido, CA

Price: $28,000,000 ($4,308 per square foot)
The luxe factor: Melrose Ranch boasts a Mediterranean-inspired house dating to the late ’20s, but more importantly, it comes with 118 acres of land. Owned by local businessman Arie de Jong, it’s now known as “San Diego and Temecula’s premier wedding and event venue.”

2. (tie) 9 Tahiti Beach Island Rd, Coral Gables, FL

Price: $28,000,000 ($2,276 per square foot)
The luxe factor: Three stories of pure luxury overlooking Biscayne Bay. The mansion features beautifully manicured gardens and over 150 feet of footage on the water.

4. 1045 S Ocean Blvd, Palm Beach, FL

Price: $27,500,000 ($3,797 per square foot)
The luxe factor: The house that magicJack built. Once owned by the gadget’s inventor, Dan Borislow, the estate has been tied up in a series of lawsuits since his death in 2014. Done up in tranquil whites and offering frontage on the Atlantic Ocean, the contemporary home also has an amazing glass-walled wine cellar, with room to store over 2,000 bottles.

5. 1920 S Ocean Blvd, Manalapan, FL

Price: $27,000,000 ($2,043 per square foot)
The luxe factor: Owned by Billy Joel, this is a two-fer special. In addition to the luxury home at 1920 S. Ocean, this offering also includes the empty lot at 1940 S. Ocean. For a buyer with a fat wallet and big ideas, this could be turned into the ultimate waterfront compound—or it presents a dreamy development opportunity. Because the Piano Man is definitely Moving Out!
