Purchase Terms
Units are purchase freehold with strata title (foreign or Cambodian name).
The tittle will be transferred after the building has been completed.
New Nordic will absorb half the legal cost relating to the title transfer and the lease back
There is a 4% transfer tax. New Nordic will absorb half of this cost.
The purchase prices is in US Dollar and includes VAT.
Rental guarantee will be offered for 10 years at 10% of the purchase price. There is a 14% withholding tax on the rental guarantee. New Nordic will absorb a part of this tax so the net rental guarantee will be 9% of purchase price.
The rental guarantee will be paid quarterly.
Service fees are determined annually at the AGM and the reaming half will be deducted from the rental guarantee payment.
One time sinking fund payment of 15.00/SQM upon completion of building.
