Scotland’s most expensive sporting estate is on the market for the record price of offers over GBP25 million (USD32 million).

Tulchan Lodge sits 40 miles south of Inverness, and has been described as the “ultimate utopia for the passionate sportsman.” It boasts some of the best salmon fishing in Europe, as well as exceptional stalking and shooting, two grouse moors and snipe and woodcock shooting.

The estate, which sleeps 26, has previously hosted famous guests including include King Edward V11, King George V, King George V1, ex-president Theodore Roosevelt, the railway financier William Vanderbilt and King Leopold of Belgium.

The average price of an estate is under GBP5 million (USD6.4 million), so the GBP25 million (USD32 million) price tag for the 21,000 acre property makes it the most expensive “whole” Scottish sporting estate to come to the market. Recently Kinpurnie estate on Tayside was sold in separate lots, the combined value of which was GBP29 million (USD37 million).

Evelyn Channing, of Savills, say Tulchan is a “magnificent highland estate” and is expected to attract global interest, with little sign that the Brexit vote has hit the estate market north of the border.
