SoCal or NYC? This Week’s Most Expensive New Listings Are Bicoastal
You have two choices with this week’s most expensive new listings on realtor.com®. You can go all in on the sun-and-surf lifestyle with one of three megamansions in Southern California. Or, you could opt for a smaller (yet no less opulent) option in New York City, where two of this week’s top five can be found.
Your SoCal options include this week’s winner: a $60 million mansion overlooking the ocean. Measuring a whopping 24,000 square feet, the Laguna Beach mansion took eight years to build, but the owner listed it for sale only three years after construction was completed in 2010, and it’s bounced on and off the market since then. Listed again this week, it’s joined by a Brentwood compound owned by a legendary TV exec and a curvy La Jolla home situated along the sand.
As for the two options in NYC? They’re particularly pricey when measured in cost per square foot. Each residence clocks in at around $6,000 per square foot—placing them at the very top of NYC real estate.
Choose wisely. And don’t forget the checkbook.
1. 2585 Riviera Dr, Laguna Beach, CA
Price: $59,900,000 ($2,496 per square foot)
The luxe factor: Not exactly brand new to the market, this opulent Orange County mansion has been an intermittent presence on the MLS since 2013, and returned this week. Listing agent Rod Daley says he’s seen a flurry of recent interest from around the world.
“We’ve had considerable interest from a broad spectrum of individuals interested in this home,” says Daley. We’d be content with spending the night in the guesthouse, which was modeled after Philip Johnson‘s Glass House in New Canaan, CT.

2. 1642 Mandeville Canyon Rd, Los Angeles, CA
Price: $30,000,000 ($2,625 per square foot)
The luxe factor: Located in Brentwood, this mansion on nearly 3 acres is marketed as “the most important compound on the west side of Los Angeles.” The homeowner is former TV executive Fred Silverman, who is downsizing to a smaller place in Pacific Palisades, the listing agent told the Wall Street Journal. We understand—upkeep on a pool-size koi pond stocked with a hundred fish has to be tough.

Price: $28,900,000 ($5,910 per square foot)
The luxe factor: This luxurious West Village townhouse belongs to News Corp Executive Chairman Rupert Murdoch. (News Corp owns Move Inc., which operates realtor.com.) Purchased by the mogul in April 2015 for $25 million, the four-bedroom home featuring multiple outdoor spaces is back on the market less than a year later with a nearly $4 million price bump.

Price: $26,588,000 ($3,193 per square foot)
The luxe factor: With rounded edges throughout the home and two domes, this curvy beachfront palace is the most expensive listing in all of La Jolla. Purchased brand new for $12.1 million in 2004, the seven-bedroom home is making a splashy return to the market.

Price: $23,500,000 ($6,033 per square foot)
The luxe factor: One of the private residences at the Ritz-Carlton, this pad on the 24th floor offers stunning views of Central Park. Those multimillion-dollar views push the price per square foot past the $6,000 mark. And at less than 4,000 square feet, it’s one of the smallest residences to ever crack the most expensive new listings.
