You’ll Be Shocked by the Price Cut on This Week’s Most Expensive New Listing

File this one under “Only in the world of extremely expensive real estate”: This week’s priciest new listing isn’t technically new to the market—the luxe NYC residence was listed last summer for a cool $45 million. However, it’s returned this week with a $10 million price cut. And despite chopping eight digits from the price tag, the now-$35 million listing still managed to top this week’s most expensive listings on realtor.com®. What a world.

Owned by a couple of Gucci heiresses, the Fifth Avenue penthouse duplex wasn’t the only NYC penthouse to crack this week’s list. An enormous 16,000-square-foot triplex in NoHo also landed on the market this week with a $29.5 million bang.

Between the two premier penthouses, we saw a unit in one of NYC’s most exclusive buildings, a Cape Cod–style estate in the Santa Barbara area, and an Aspen retreat designed for a wealthy ski buff.

1. 641 Fifth Ave Penthouses 4 & 5, New York City, NY

Price: $35,000,000 ($3,704 per square foot)
Luxe factor: In the immortal words of Schoolly D, “Looking at my Gucci, it’s about that time.” As in, it’s time to buy this prestigious listing owned by a couple of Gucci heiresses. The 9,500-square-foot penthouse is marketed as “The Gucci residence” and combines two units on the 50th and 51st floors of the Olympic Tower. Listed in August for $45 million, the luxe eight-bedroom home owned by Alessandra and Allegra Gucci is back on the market with a $10 million price slice.

2. 3271 Padaro Ln, Carpinteria, CA

Price: $33,500,000 ($4,597 per square foot)
Luxe factor: Located on the beach in Santa Barbara County, this sprawling six-bedroom home takes its cues from the opposite coast. But the Cape Cod styling on the West Coast works thanks to a seamless indoor-outdoor flow and bountiful back windows overlooking the ocean. Owned by investor Carl Westcott, the home was last listed in 2009 for $22.5 million.

Luxe factor: Built in 2002, this massive mountain lodge is right down the slope from Aspen Highlands ski runs. And if you need to warm up après ski, the eight-bedroom home offers a “wine cellar reminiscent of European castles.”

Luxe factor: Located in one of NYC’s most exclusive buildings, this relatively cozy three-bedroom unit offers stellar views of Central Park, the Hudson River, and Columbus Circle. With the listing boasting a near $10,000 price per square foot, a buyer will be paying dearly for those wonderful views. Last sold in 2008 for $12 million, the 26th-floor unit is back eight years later for nearly triple the price.

Price: $29,500,000 ($1,869 per square foot)
Luxe factor: Another NYC penthouse bookends our list this week. This oversize unit is marketed as “one of the largest penthouses ever to come to market!” It has nearly 16,000 square feet of space spread over three floors, so we’re in no position to argue. Besides the awesome amount of interior space, there’s an additional 2,400 square feet of private terraces to host a rooftop party without parallel. However, we’re most intrigued by the “personal yoga studio” inside this palatial penthouse. Savasana in style!
